That's correct. It's not a credit check though, it's an insurance.

Ok so in order to get your mortgage insured by the apchq, you need 20% of the value of the building.

No. In order to NOT pay the insurance from SCHL, you need at least 20%.
This insurance is more or less 1 or 1.5% (added to your mortgage rate)

So if you have 20%, your mortgage rate is let say 4%. If you have only 10%, your rate is then 5.5%.

And if I'm not mistaken, for apartment buildings, I think you need 20% minimum anyway.

Rental property (not your primary residence) is usually 25%down. Go biweekly payments it helps pay your mortgage off faster also.

I was thinking about getting lower payments, and whenever I had surplus, just pay it right on the debt rather than paying half of it in interest.
