Grit is the most hilarious term used here on this message board.

We don’t need true grit players. Come playoff time, we will see the players that change their games to add “grit”

It’s playoff hockey for a reason

- Sabretooth9

Ya, I don't want very successful players changing their game in the playoffs. I don't need Tage becoming Ryan Lomberg...conversely I do want to see a guy like Tuch play with increased physicality when the opportunity presents itself.

The difference is, Tuch has demonstrated his ability to play that way (see World games) whereas Tage has not and it would take him out of his normal game..which is exactly what the physicality is intended to do to opponents (get them off their game).

A house down the street from me just sold for 58k over asking.

What happened to this housing crash?

- ImThatGuy

Depends on the area, but overall, it’s the biggest decline since 2008.

Seems that indicates there’s not enough available housing for people to buy.
Interest rates being high will cool the market

So will a recession that drives up unemployment.

Unfortunately, deglobalization will keep inflation hot so we may be looking at the worst case scenario.

The Leafs got goalied.

Their core needed to be better, sure.

They definitely weren’t as bad as people are making them out to be though.

Is it really a lack of grit or a tip of the cap to Bobrovsky ? I mean the Panthers are paying him $10M to do what he’s done the last month

The only winners are the ones who locked jn sub 3% rates during the window where housing more than doubled in price.

A 20% drop from all time highs is still a substantial increase from just 3 years ago.

Bob playing slightly better than a guy the Amerks just torched isn't something you should pin on getting goalied.

The majority don’t set the equilibrium price though.

The investors with 4 or 5 properties and the people scraping by with loads of debt are the ones that are going to start feeling the pinch, if they haven’t already.

Which can lead to an increase of supply

The only team that got by without elite goaltending was Dallas.

Bob ranks 1st out of all goalies in goals saved above expected in the playoffs.

Andersen ranks third (which is the ultimate troll to leaf fans given his playoff woes while he was there)

Adin Hill/Laurent Broisssnt combo combined for 3.2 goals above expected which ranks them 6th.

That’s a majority of the reason why those three teams are still playing.

Vasy >>> Campbell was the difference last year.

Carey price completely stole the series in the bubble.

The Leafs have issues, but for a deep playoff run you need puck luck and you’d be hard fought to find many teams that have gotten less than they have over the years.

But I mean, it makes for a good laugh cause Frank the Leafs

Changing the subject. Toronto got goalied in 1 game. Shouldn't pin the series on that.

If you have to go that route, they goalied TB.

No.

The house had 80+ groups through and 13 offers.

Get used to it. My wife bought a house in Sydney 10 years ago for $400k, she added custom closets in the bedrooms, that’s it. The house is going for $1.4mm now

The collapse is only coming if mrbeast builds 5 million new homes for a video

The only properties in my area that aren't going into multiple offers at least $30k or more over ask on the first day are the mid range ones, $500k-$1M. Those mid range ones are "only" getting a couple offers the first day. Anything under $500k you're getting 15-50 offers the first 24 hours. My good friend owns a realty company, and another one owns a title company. It's crazy. He told me all his clients that are selling under $350k are getting all cash 14 day close no inspection bids $40k over ask.

My brother's place in Tampa, 399k 10 years ago, today $1.6M. And the empty lots go for more cause the new owner doesnt have to waste money to demolish before building new. Pretty similar.

I will just say, this isn’t happening in a vacuum. I will leave it at that, cheers!

Samsonov ranked 19th.

The Leafs deserved to beat Tampa.

Deserved one if not both of those first two games against Florida.

Sometimes, it’s the way the cookie crumbles.

Ovechkins Capitals made it past the second round twice in his entire tenure there to date despite there being several Captials teams that were arguably the best team in the league that given year

Playoffs do be crazy....

All them there silly, unquantifiable intangibles repeatedly popping up all over the damned place!! How does one measure?

Simply lump it all together and stuff it in the one file called puck luck

That’s what keeping interest rates at next to 0 and asset inflation does for you.

Game has changed.

If they pivot and start cutting rates, there will be a reason for it.

In 2008 it was the subprime mortgage crisis, this time around it may be the regional banks and commercial real estate.

All I know is something will eventually break.

We’ll see what comes of the debt ceiling, money print goes brrrr only kicks the can down the road.

I said from the beginning that Florida was a lot better than their record indicated.

But to say the Leafs lacked this and the Leafs lacked that isn’t necessarily true either.

But there always needs to be a narrative.

I think I heard that the first 3 bank bailouts this year already exceed the total $ amount from 2008. It is scary and nobody is talking about it
