Why do you have to put all of it down on a down payment. And I don't know how your Parents did it, but as soon as I found out I was going to be a Father I started a College fund for my kids so he shouldn't have to much of a problem. Plus he worked his A$$ off to get some pretty good Scholarships. And to tell you the truth I would tell him to buy a fixer upper for his first house and fix it up.
