we've actually bought and sold four houses in three different states before this one...

and i wouldn't bag on gen x too much they were the children of many a broken home who did their best while trying to make it in an economy that had almost fully transitioned away from producing to consuming

Indeed, to each their own.

BUT

I bought my current house in the best part of the town in Oct 19, at an insanely low rate (and got a full percentage point lower when my wife started working as a MLO without all the fees) for 200K lower then I could sell it. Not hyperbole either, guy across the street bought his in June 2019 and made 200K when he sold his in Apr 2021. There were def pockets of greatness for real estate where I live.
