Dr Fernstrom created the first artificial disc, Cappuccino made it mainstream in the US and helped create a better disc.

Buffalo's issue is actually population size more than it is climate. Are there enough people in the area that would use a campus like that on a regular basis other than just on gamedays? In order to make it work, you have to find something else that attracts people to the area. Shopping is usually the default suggestion, but the Buffalo Metro area just isn't big enough for more than one of those. The Walden Galleria is relatively centrally located, and retail rent isn't that high (not that it's dirt cheap either). You would have to convince retailers to leave the mall for the new place, which will undoubtedly increase their overhead, because they aren't opening up second locations.
You could try to put other type of activities there. OnCore Golf had announced plans for a Topgolf-esque type of driving range near the Outer Harbor. Perhaps putting it on the same campus or very nearby would help, but it would only be a start. You need more than that. Of course, there's also the issue of getting people the run the businesses down there, because, as we've seen, the Pegulas are very bad at it. - buffalofan19
