I can’t really disagree with much of what you have said here for the most part actually 🤝

I currently live in Milton (border of Mississauga and Oakville). Obviously being in Milton I’m a quick drive to Toronto so the location aspect is definitely a plus.

What I do find though is in a city like Milton all they are doing are building housing that’s pretty much on top of each other, and due to paying for the accessibility to the 401/QEW and the location to the GTA, there is so much traffic within the city it is unbelievable. There is also no entertainment value unless you are commuting to Toronto or Mississauga every weekend for the most part. Most of the new builds every where in close proximity to myself have a backyard big enough to fit a shed. No spending on anything to actually do though within Milton at all. It has the same entertainment venues the city had when it had 1/3rd the population.

I can either get an apartment/condo for $500-600K or spend the same amount and get a 3 bedroom house in London, in some instances a 4 bedroom.

I believe many people are moving from the GTA to out to Western Ontario due to remote working capabilities and the ability to double their property sizes and still put a few hundred thousand in the bank account. I know my parents would have themselves if it weren’t for my father working in the service industry and having to be within driving distance to Pearson airport area in Toronto.

With interest rates this low, it’s causing rampant speculation everywhere.

Canada’s housing market is much, much hotter than quite possibly anywhere else and it’s due to constant foreign investment (mostly money laundering )

many ended up in divorce anyhow

many others struggled for decades to stay afloat


once you hit 30, pay cash for everything except a house and the house should be no more then 25% of take home pay on a 15 year fixed


walk in and pay cash on a 35 thousand dollar car, it's a great feeling

What I wonder is what is going to happen when things reopen, will people start to gravitate back from Western Ontario back to the GTA because they have to go back into the office ?

Will people commute ? Is working from home going to be a permanent solution for most people working remotely at the moment?

The housing bubble is going to pop at some point, when is anyone’s guess however. Could be anywhere between a few months to a couple of years dependant on reopenings and fiscal policies.

An example of why working from home is here to stay from my day today, which is all too common: I was messaged this morning at 715 to hop on a call. Then had a small break from 830 to 9. Then straight through with only mini breaks of 5 minutes and joining various calls all the way until 830 tonight.

The above happens at least 2 days per week.

Businesses know that when you're working from home, it's much more difficult to justify saying no to working calls almost no matter what time of the day or night they take place.

Absolutes like you outlined aren't always the best way to go.

Example: Why pay $35K out of pocket up front when you can finance it at 0% interest?

put that 600 a month in an ira or 401k instead of a car payment

The borrower is not slave to the lender if they're intelligent with their vehicle purchase.

My 0% loan was for $32K. I owe $27K. I could sell it tomorrow for $34K.

I'm in an even better situation with my other car.

More is more regarding your comment about how much somebody has in their bank account as it means more flexibility how you live your life.

I hated working from home initially.

Now I love it due to the flexibility it provides, but I'm not immune to understanding the clear negatives about it as well.

I’ve been working from home myself since April of last year.

I guess it depends on the employer/job function performed but I would think people would be asked to go back into work or at least have some sort of rotation.

Pure speculation on my end though

You essentially touched on my original thought process in regards to commercial real estate.

There may be some instances where they either can’t break the lease on renting the space, or it’s even more expensive to do so then just riding it out and employers may want to get their money’s worth.

Some people prefer to work from the office as well, or at the very least like the option of coming in for day or two if the option persists.

More or less brain storming on my end and thinking out loud. Also a little bit of bias because I am hoping for any reason for real estate to come down a little bit for selfish reasons.

I don’t doubt those, but personally, I need to be in an office setting to be productive.

Especially with kids. It’s definitely more convenient in that regard, but I’d be lying if I said I was more productive

Having kids makes it a different ballgame for sure, but my manager has 2 little girls, and he is available and working from 9 to 6, then again from 10 to midnight 4 to 5 days per week every week.

The company would not get that availability and output from him if he had to go to an office every day or even some days.

I've heard of companies in my field no longer making that an option because it's a waste of their money to make an office setting available just because somebody prefers it over working from home.

I think that’s where I differ.

My job that was remote was expected to be a available at all hours because I was home.

That doesn’t fly for me. My fiancée is in school still, I pick up the slack around the house, when my shift is done, I’m done.

If I was single, it would be a different story entirely
