I get most in here have a dislike for hunk..,but he is generally more in touch with reality when it comes to trade value of flames players ... and has been praising the flames for longer than most realize ...it can’t always be lollipops and rainbows lol

I agree it can't all be sunshine and rainbows, fans have gotta be pragmatic, but Hunk is notoriously the single most negative person on this board, without question. When it comes to Brodie's value, fans here will tend to forget that he had a career year with Gio this year, and while he's not carrying a pairing on his own, he's still a 2-4 guy on a lot of teams around the NHL. Best fits into the 2nd pairing with a more defensively responsible guy beside him. That carries a lot of value around the league, and I could see at the very least a 1st rounder for him.
Comparable deals:
Hamonic - 1st and 2 2nd rounders
Reinhart as someone else pointed out on here - 16th and 33rd overall
Sami Vatanen - Henrique, C level prospect and a 3rd rounder
Muzzin - 1st rounder, couple of B level prospects
The Henrique deal is probably the closest to a Nylander/Andersen swap for Brodie, and it would be hard to argue that these aren't comparable defensemen... not overly physical, good speed and both can contribute offensively when given the opportunity. Brodie is actually a much more consistent offensive producer than Vatanen...
No incentive for Columbus to make the swap IMO, but there might be enough for TO to consider making a move if they want to upgrade their 2nd pairing next year.
