Nice! We have some work that we need to get done that we'll be tackling before heading off. We have less experience so can do things like flooring/tiling/replacing drywall but we'll get in a pro to fit the hardwood on the stairs and do the plumbing/electrical work.

Everything was replaced, total rewiring of whole house, total replacement of all plumping plus broke up the concrete to replace under the house, new lines added.

Completely gutted. That $85,000 is before the kitchen upstairs will be done (later this year).

no a terrible idea would be buying for the sake of buying as opposed to buying the right property at the right time.

A house is just 4 walls and a roof. There's nothing really stopping you from putting it back on the market if something else you like comes up. You might even make some money on the sale, and more than likely you won't be losing as much as spending months/years paying rent, waiting for the perfect property to come up.

But buying in TO right now is probably a bad idea(if you can even afford it), as the housing bubble will probably burst in the next few years.

Maybe you should get into flipping

It's amazing how much more people are willing to spend to avoid doing the work themselves. Even if you'd paid someone else to do all the work for you, that's still $30000 in your pocket.

Every outlet and light switches were replaced up stairs as well, all the new wiring for the kitchen is under it (floor), ready to replace and be hooked up when kitchen is ready to be done.

My parents had a leak in an upstairs shower, that was leaving a water stain on the ceiling, and actually started bubbling through the paint... got a guy to come in and fix it, re-did the ceiling, and a month later the stain and bubble was back.

$2600 installed including 6 light socket replacements while the electrician was there, and hooking up the heat pump to the panel as well

gotta make sure you get a good plumber for that, though.

We had the time, we also had a storage option in our sunroom to allow us to do the work.

The only draw back was the dust, we sealed as best as we could but dust finds a way upstairs especially through the furnace, put filters on all the vents as well.

On the coldest night of the year, the furnace broke, took three trips by the repairman to figure out it was the ignitor pin (I think that was what it was called) was caked in dust and was not firing.

Canada goes through recessions every 5 years or so. We weathered the global recession pretty well and are overdue for our own recession... and the big money maker out west isn't doing so hot right now, and might start a downturn.

There's a reason why interest rates are so low. If they go up by a few %, you'll see people doing everything to sell because they can't afford it anymore. That's when prices will go down.
