I had three quotes for renos on our plan, $50,000, $55,000 and $60,000.

Sat down with the wife, went over ideas and materials, calculated the costs. I have plenty of experience in framing and drywall, so I took on the project myself, paid for a plumber and electrician.

Total cost $22,000 but took 6 months but we were not in a rush.

Called in two real estate agents for evaluation, house went up $85,000 in value.

Yup. We bought in the recession and paid $20k below asking (they'd already moved and so were paying 2 mortgages; good for our leverage!). Then the subway moved further south in the city making it possible to get from home to downtown in about 20ish minutes and the house value jumped by about 15%
