When buying a condo, you want to find one that's not too old and has a decent reserve fund.

The condo corp collects condo fees and pays for the maintenance (landscaping, cleaning, security guard, facilities such as pools/gyms (if the condo you pick has them)). Condos with more facilities have more fees (duh).

A good reserve fund is important because if something happens that costs lots of money to fix (piping issues, or, like in my building's case, they found out that some of the materials they used when they built it 15 years ago kinda sucks and needs to be replaced), they can tap into the reserve fund to fix everything

My condo has a security guard which is nice because they let my guests in, keep poor people away and also when I ship stuff from Amazon they sign for the packages and I don't have to go to the Purolator centre or anything like that.
