Interest rates are great so it's not a terrible time despite the economy and the ever looming housing bubble in Alberta. Live within your means.

Make sure you have a contingency fund aside from your down payment for things like lawyer fees etc.

Try to have at least 3-4 months of mortgage payments saved by the time you're ready to take possession.

Be aware of any condo fees/responsibilities associated with buying a condo or townhouse. I've worked with guys who got random bills for upkeep in the thousands of the association decides to make a major renovation.

Try to keep your mortgage/property tax/insurance between 20% and 25% of your total incomes.

Alberta is not immune to the bubble based on the political landscape IMHO. Also you won't be approved at 40% unless you have a co-signer. 32% was the max when I got mine but of course it could be different now and also with a smaller dollar amount with a condo as opposed to a home with land.

Use caution and read everything. It's a fairly big decision.

When I was home a few weeks ago my wife's family had a family reunion. Her aunt(who owns a successful electrical company) recently bought a 6 bedroom, oceanfront home that includes 4.65 acres of land, an outdoor pool and hot tub along with two guest houses on the property for $365,000.

LOL

You might get a older single detached in Edmonton for that with a small yard and 2-3 bedrooms.

Read a pretty crazy article recently how Vancouver' housing market is a device wealthy Chinese politicians and businessmen use to launder money because they had a loophole for buyers where a person could apply for a mortgage with the backing of an anonymous person or persons LOL.

They just recently closed the loophole via a mega tax on foreign investors.

That spot is going to have a substantial crisis before long. Toronto too.

Yeah the tax is 15% now but it won't stop them. Now they'll just get some connection they have in the city to do it.

They need to establish some kind of residency thing. Apparently NY state has something like that for out of state peeps.

My job offered me a position in New Westminster but they offered Richard all in helping me get a house and with the tax increase I wouldn't have been able to buy groceries.

Huge problem for businesses as they can't pay people enough to convince them to move there and they're dying for talent. One of the things that Edmonton/Calgary/Winnipeg and even Regina are banking on is mid size corps having to pull up shop and move their operations base.

I was talking with a guy at hockey and he was saying that a couple companies have relocated out of Toronto and into Winnipeg because their people couldn't afford living there.

Saw an article where a condo developer in Brooklyn was crying poor because "damn millenials don't work hard enough" to make the money to pay 3500 a month for a one bedroom, one bathroom, 500 sq ft condo in his development and he's losing money.

Another guy at hockey was saying the next thing that condo developers will be making are "micro condos" that are like 300 sq ft so they're "affordable". I guess he knows someone out east who was saying thats what their gonna start building in the GTA

me "Sure the flight is, but its way cheaper in terms of my time and also the extra 300 some odd bucks for meals and hotel"

eventually I talked to someone who wasn't a (frank)ing retard and they were really helpful and said "yeah that makes sense lets change it" and then despite the guy having my travel/expense record on hand he felt like explaining every single rule the company has when it comes to travel and what qualifies as an expense to make sure I knew
