If you have a chance to sign Tavares - you do it, without reservation. Matthews, Marner and Nylander are under control, work out good deals if possible. Cap will be rising substantially in the next two or three years - gambling money from the US will boost the Cap.

No you have to be smart with your money.
If signing Tavares impacts signing or re-signing other much younger players in a year or two...then maybe you dont.
The leafs need to improve their D still.
If you can get JT and doesnt impact your plans...then go ahead.

There is no guarantee on salary cap going up so the best idea is to work with a minimal increase or none at all.

I agree. It would depend on the talks they are having with their guys. My guess is Nylander is bridged at like 4 or 5 years for 5 to 6 million.

As I mentioned, none of Matthews, Nylander or Marner are UFA. It is very likely Matthews and Marner will get paid either this summer or next. It is also quite possible that Nylander - will either get signed at the right number or be given a bridge contract. That is an option the Leafs have and is not only a negotiating strategy but a way to defer cap spending to a later date. It comes with risks from both sides. Sign JT and spend money on a good NHL D-man, if needed, defer Nylander until Marleau is UFA in 2 years.

Sign Tavares now and if the cap is too tight in the future trade Nylander for picks/prospects and keep adding guys on ELCs into the lineup.

Its all about asset management these days.

Kinda like when the Leafs signed CuJo and still had Potvin then dealt him. (I said kinda - no cap back then I know)

I would think Martin is a negative asset at this point. His cap hit exceeds his value, so - it would be more like Martin plus a fourth for a baloney sandwich.

What players crave more than money and fame is ice time. I don't believe TOR with its talented forward lineup can guarantee that. Likewise NYI can give JT a ton of ice time but as the team's workhorse player, Lou has to guarantee a workhorse goalie and a workhorse top d pair that isn't the brittle pair they have now. However Pulock will be the top guy soon and there are still a lot of goalies whom their agents need to find teams for. i.e. WAS may bring in Samsonov etc. So Lou has something to work with. Yes, there are still some wildcards here which other team's can offer.
