man my experience with nash goes back a bit further.. i remember when he was a scrawney lil blond kid with a poop ton of hype when he came to play for the london knights
he didnt take the knights anywhere then either
so, until he proves he can leada team somewhere playing north american hockey, not olympics, not a euro league.. i will not brand him a good leader - Dozzer
I really like to guy too...but dont love him. Also dont think hes the right guy for the Leafs. The Leafs need a Getzlaf "type". |

Londons market SUCKS right now...
The house was listed at 264,900 without appliances. We were going to offer a conditional at 260,000 with all appliances. Thats how bad it is. - noename09

So as a 16 and 17 year old he couldn't lead his team in a league full of 18, 19 and 20 year olds. Damning. |

Thats what I would offer without the conditional....but no way they accept with the condition...thats why I think were just going to wait it out cause Id rather put in a firm offer and get the place for 255ish. |

I know if you offer that close to asking they know you will pay full price...but I think he was referring to the fact their must be stiff competition or multiple offers on every new listing.

Ahh...yes most conditional offers aren't even taken seriously. I know I wouldn't have considered one on the house I just sold.

exactly.. the only time he has had success in his entire career, dating back to junior, was when he played on teams that already had other established leaders
whenever he has been counted on to be the leader his team finishes near the bottom, regardless of the league he was playing in |

It certainly is...but an offer from us without my house selling means nothing. I may at this point (as you've said) even take less on my house so I can get this place cheaper. I may lose 5K or so on the price I wanted because its only listed at 154, but I can get 10-15k off the new place if I act fast. |

I've lived both east and West, and essentially they are the same, until you actually get to Scarborough.
South Etobicoke/Old Toronto is an excellent area with relatively easy access to downtown via Lakeshore, Gardner, and Streetcars. Was much more affordable 5 years ago, but for what you get, still not ridiculous and a lot of houses there actually have decent lots.
(Lakeshore and Kipling - further west and south of Lakeshore. Plus you're close to the water!)
Although I haven't priced that area in a couple years, so could be crazy now too... - Big_Lightnin
Just don't live at Jane and Finch. Finch west of Yonge is REMARKABLY different to Finch east.... |

The above is so very true. You have so much more bargaining power over the competition with firm offers. It also let's them know your not messing around as the chance of backing out is much much lower.
