hands down on every pic....it's open and very bright. The 2nd house was dark.

Then there's the land around the house, the ponds etc. I would pic that house every time. The interior layout is quite nice. Has some character, more than just a home.

You also said retirement....so the driveway had lots of room for the ambulance

Winning is all JT wants. Captain means nothing to him if not IMO. A C doesnโ€™t get him the cup & the money doesnโ€™t buy him one either. As for a hero he can do that elsewhere not just in Toronto. My 2 bits

I think he signs back in New York or goes to San Jose.

I've yet to see a legitimate reason as to why he would sign with the Leafs. They're about to lose Matthews back to Zona and Nylander to Calgary. They're much further away from being a decent team than people think.

True so there goes entering the weekend golf cart demoderbys. Burst my bubble.

Seriously though i to like your choice. Any of the 3 satisfy me for varying reasons but it comes down to a tour with #3 being the front runner. #2 is $10k cheaper asking price & $800 less in yearly taxes. Nice landscaping. #1 is cheapest of the 3 by $50-60k with a $225/mth strata fee (not a bill i like) & closest drive to Kamloops if thats even a consideration. Smallest but uniquish. We plan to go up there the week of July 12th or 13th for a few casual days of viewings. Mostly so wifey can get a feel for my initial list of homes. In the early stages still.

Yes the 3 places taxes are 60% of or lower than our taxes where we now own. #1 has a yearly total of $2700 bare land strats fees to be added. So taxes are misleading.

Note: #1 has sewer connected & #2/3 are on septic.

Property taxes in MB are just a rip off.

Wife and I were discussing moving out to Kelowna area last year but she has really fell in love with her job here.

Now with the baby coming in October, they said if she puts in another year after her maternity leave, they will top her up to 97% of her pay. So we are staying for 2 more years.


Edit: Septic is meh. they are actually putting in sewer to all the places between selkirk and winnipeg. It's costs the people about 8800 each.

Prices in Kelowna are no bargain & iโ€™ve spent zero attempts looking in the area. Interest has moved north & west for many ppl looking for better value. The Shuswaps have always been a quiet secret. The Thompson rivers homes can also be had to suit a variety of needs. I guess it depends on certain factors such as in for family or semi-retirement or other reasons.

I agree but the price stands out. As for a rancher we owned one near Grouse Mtn. Nice for ground level living but a poor use of square footage for the foot print.

Car doesnโ€™t go into the shop til July 10th.
The itch i cannot get at waiting it out.
Work could pop up anytime & delay it a lil bit thats not a bad thing it just cools my jets. September i will be working for sure for 3-7 weeks max to finish off the year. That will kill us for selling our place if the timing is thrown off. It will make me antsy til next Spring. Wifey will go batty ๐Ÿ˜‚๐Ÿ˜‚

Yes 15-20 weeks a year is a strain ๐Ÿคช
Biggest hurdle is the 3 cats on a 4hr drive. Last time a 1/2hr drive was bonkers time.

I expect my next 2-5yrs of work to be very busy. Out of town most of it as usual but Iโ€™ll plan it out to not be fulltime about money & all about enjoying life. If wifey travels with me no probs but if not then its not prudent to chase the dollar hence why the moving & semi-retiring. Money isnโ€™t everything if we cannot enjoy it at this stage of life. The big underlying factor is if i pass away 1st she is set for life without all the problems of maintaining a home & the money thats needed to remain there. Its the priority.

Sorry if this boring but we are at the stage in our life where it's about being practical & planning for the inevitable. The next step after this last move is financial planning with the residue of selling/buying. This will be a challenge that needs much thought & finding a good advisor to do it well.
