not sure where you live in NJ but we did a usda mortgage for our house and was able to get the house with zero down and no PMI. It has to be in what they determine to be a rural area

you can even make it simpler for yourself as far as looking in the right price range by getting pre-approved. it tells the seller you are serious, gives you a bit more bargaining power, etc. Also. When the time comes. you can shop around for a mortgage lender with no closing costs.
