evicted is one thing, but when the lease is up is probably a different story. i don't think there's anything that forces a landlord to re-new, as long as there is written notice well in advance. not 100% sure though. i know in Quebec the rental board is pretty awful if you're a landlord.

In Ontario, so long as the tennant wants to keep paying, they're allowed to stay. Only way to get rid of them is if you can prove they're detracting from your enjoyment of the property, or if you want to move into that part of the property yourself.

I used to think I would buy a house and rent out the basement to help make the payments on it. But with our last 3 roommates, and doing my research, it doesn't seem worth it.

In Ontario, so long as the tennant wants to keep paying, they're allowed to stay. Only way to get rid of them is if you can prove they're detracting from your enjoyment of the property, or if you want to move into that part of the property yourself.

I used to think I would buy a house and rent out the basement to help make the payments on it. But with our last 3 roommates, and doing my research, it doesn't seem worth it.

not true.

dig deeper, you can rid yourself of a tenant after one year if you are moving yourself in, or other members of family in, or if selling the dwelling. I think there are a few more situations as well that you can rid yourself of a tenant.
But it has to be after 1 year, and has to be a notice given

edit. If you haven't, check the ontario landlord tenant board

And I lost 3 grand trying to evict a tenant once for nonpayment. She was a welfare case, I never got my money back after winning a settlement in the LTB court.

my wife's friend rents this really nice, modern/renovated 2-bedroom place. not downtown, but not too far either. ridiculous rent, like $600-$700. a few weeks ago she wrote him a letter saying that he owed her $1000 for damages/inconvenience due to some power outages/hot water shortages that occurred over the year. he writes back saying that when her lease is up in June, he's taking over the place on his own and she has to find somewhere else to live. not sure what the law is but who the (frank) threatens their landlord when they're paying that rent?
