I can’t tell you without knowing about the condition of the structure and the electrical/mechanicals. If they need more than routine maintenance it gets complicated.

Otherwise Assume one month vacant each year in the other two units. So you only get 11 out of 12 monthly rents. Does that revenue cover the annual principal + interest (for the mortgage) taxes and insurance on the house? You can’t think of your unit as being free rent because you’re working as the landlord to maintain and administer the property. Think about a credit union for the mortgage they have great rates and are very easy to work with.

If the building has “deferred maintenance” (needs work) it makes the financials very complicated and I wouldn’t recommend it for a first timer.

As a relatively young person with a (somewhat useless) degree, some degree of handiness, and no concrete idea of what to do with my life, the idea of supplementing my income with rent sounds nice.

Text In: "Hi, this is Tyler R's mom. I have noticed that the lawn at his apartment house hasn't been mowed in weeks. Wondering why it isn't mowed every week. Looks really bad. Thanks."

Text Out: "Hi Kim. We decided last year not to cut the grass every week becuase its the best way to hide the beer cans, empty liquor bottles, and other garbage that Tyler and his roommates leave strewn around the property. Please let us know when all that poop is picked up so we can cut without worrying about damaging the mowing blade. Thanks."

- Der Kaiser

😂😂😂😂 what was Kim's reply? I imagine radio silence.

It's always a coin flip with this girl.

She's been much less lately though.

I would look at it as an opportunity to build value in an asset using other people’s money. The rent will pay down your mortgage and build the equity in the property, so even if the house doesn’t appreciate in value, you build value on the other people’s dime.

Unless your kids live in it then any profit is null and void

I grew up in the woods, so I totally get that. That's where I'm most comfortable. I'm trying to weigh the pros and cons of my desire to have a piece of land with the ability to have rental income.

I'm ok, I wouldn't mess with electrical problems. Drywall, light plumbing and rough carpentry I can do. Cash on hand is not really a problem
