Living with girlfriend is fun at start because you're playing house and it's kinda giddy and stupid and poop.

Then money becomes a thing between you two and it's a (frank)ing nightmare.

Stay at home as long as possible and put money into a savings account. Preferably tax free if you're going to include investments. Look into short term mutual funds, first time home buyer thingies and GICs.

If you're strict about saving you'll be able to afford your own place after 2 years with a nice down payment.

Also find a friend who is a realtor so they can help you with market advice and finding a good mortgage broker.

Remember you can draw from your rrsp or MF TFSA at any time as a down payment for a first time home buyer and you have 15 years to replenish the fund without taxation or penalty.

If you draw for any other reason you will get the business end of the Harper hammer up your anus.

Go see an FA but if you do utilize the TFSA make sure they put it in a TFSA mutual fund and not just a high interest TFSA which only accumulates 1.5% interest compared to the mutual fund version that can average between 7% to 10% depending on the market.

Anytime an employer matches any contributions make sure you max it out and take as much free money as you can from them rich bastards. If they are giving it away, take it while it's there.
